Should I remodel my home before listing it for sale?

The reality is most homes in Park City are more than 20 years old and could use a little facelift. However, how do you know what the new buyer is going to be looking for? 

 

Over the years I’ve seen more than a handful of brand-new renovations torn out due to buyer taste.  In this current tight market, I would not suggest doing a full remodel to sell your home. Chances are that the new buyer is going to do their own remodel anyway. However, here are certainly some things you can do to make your home more attractive and sell for a higher price:

 

Curb Appeal First impressions count. Ensure the lawn is cut and tidy, grass is green and does not have dead spots. Trim the bushes and ensure there is no peeling paint on the home. Poor first impression items like this put buyers on edge, they wonder what other deferred maintenance there may be on the home.

 

Fix Broken Items A home should be functional upon the sale- if the water heater is actively leaking, it should be replaced, for example.  Check all plumbing fixtures for leaks and address any issues.  Have any roof or window issues repaired.  Ensure all appliances are fully operational.  

 

Light Bulbs Ensure all the light bulbs in each fixture match and are the highest wattage allowed as this will help brighten the rooms.  

 

Paint Do you have a kid's room painted bright pink or blue? I’d suggest repainting anything that is ‘taste-specific’ such as that to a more neutral color.

 

Cleanliness Counts Finally, have your home professionally cleaned and the windows washed.

Mayflower Mountain Resort

Exciting news, the ski in/out homesites at the new ski area Mayflower Mountain Resort called Marcella are now platted and available to be purchased!

First, some background on the Mayflower Resort area. Construction is well underway, if you are familiar with this site, you may have seen the two large cranes on site. These are for the 4 star hotel that will go in at that location. Up from that will be the 5 star product, most likely a Four Seasons, although his has not officially been announced yet. There will be a ski beach with beginner lifts, which will yield nicely to summer concerts and events. There will be a Club 1981 available as well. Many other boutique hotel products, likely similar to what you see up in Empire Pass. Every ski run has water already allocated for dedicated snow making and is a nice water conservation project as, in the spring, it simply melts back down into the Jordanelle Reservoir. Once the base is built out, the high rise buildings will actually shield the snow from the morning/early afternoon sun thus preserving the condition of the snow even better! We saw this occur at another project we had at The Canyons, and it really does happen. This lifts are expected to start turning December of 2024, which, as you know will be here before we know it! Mayflower will connect to Deer Valley Resort. 4,300 skiable acres at Mayflower with the additional 2,200 of Deer Valley!

Lots at Marcella. There are currently 31 lots in the first phase. The prices are expected to range from $2,350,000 to $3,750,000, depending on the size and view of the lots. They will vary from ¼ to 8 acres in size. Purchasing in Marcella comes with a $150,000 membership chalk full of benefits. There will be 36 holes of golf just a few minutes away that will be designed by a very well known professional golfer. It will be maxed at 500 members, so if you’re a golfer, you realize that is like having your own golf course. Reef Capital Partners, who is developing Marcella, also owns the Sky Lodge on Main Street and the old Zoom Restaurant, and so will include amenities there along with the shuttle that will drive you to Main Street. There is likely to be some reciprocity in golf with Black Desert near Saint George. There will be a rec center, tennis, etc. The expected annual fee for the membership is looking to be around $26,000.
